Scope of application
These Terms and Conditions govern exclusively the bookings made through the booking portal booking.dolomitesdream.com.
No bookings or sales are carried out through the website dolomitesdream.com.
The booking portal booking.dolomitesdream.com is managed by:

(hereinafter jointly referred to as “the Manager”)
The above details correspond to those indicated in the Privacy Policy and Cookie Policy of the website.
1. Subject
These Terms and Conditions govern the booking and short-term rental of tourist accommodation through the online booking portal booking.dolomitesdream.com, managed by the Manager acting as property manager on behalf of third-party owners and, in some cases, as direct property manager.
All rentals are for tourist purposes only, with a duration of less than 30 days and do not include hotel services.
2. Conclusion of the contract
The rental contract is concluded exclusively online at the time of booking confirmation and full payment of the total amount due through the portal.
3. Prices and payments
Full payment (100%) is required at the time of booking.
Payments are processed by credit/debit card via the Stripe platform.
(Accepted circuits: Visa, Mastercard, Maestro, American Express, Discover, Diners Club, JCB, China UnionPay)
In case of payment issues by card, the guest must contact the Manager, who may provide IBAN details for bank transfer.
Tourist tax
The tourist tax is included in the total price.
The amount is charged online to the same payment card on the day of arrival.
4. Security deposit
For some properties, a security deposit may be required.
The amount and applicability depend on the selected accommodation and are specified in the relevant property listing.
The deposit is managed via credit card pre-authorisation.
5. Cancellation policy
All bookings are NON-REFUNDABLE.
- Cancellation: penalty equal to 100% of the total amount
- No-show: penalty equal to 100% of the total amount
6. Check-in and Check-out
- Check-in: from 4:00 PM
- Check-out: by 9:00 AM
Access instructions are provided after booking confirmation.
A valid identity document is mandatory for all guests.
7. Guest obligations
The guest agrees to:
- respect the maximum number of occupants indicated in the property listing;
- comply with any condominium regulations;
- strictly refrain from parties or events;
- comply with the no pets policy;
- use the property and its equipment properly.
Waste separation
Failure to comply with waste separation rules may result in a flat charge of €50.00 to cover additional costs.
8. Liability and limitations
The Manager shall not be liable for:
- interruptions of utilities (water, electricity, internet);
- service disruptions due to force majeure or adverse weather conditions.
In case of sudden unavailability of the accommodation, the Manager may offer an equivalent alternative solution.
9. Exclusion of the right of withdrawal
Pursuant to Article 59 of Italian Legislative Decree 206/2005 (Consumer Code), the right of withdrawal does not apply, as these are accommodation services provided for a specific date.
10. Governing law and jurisdiction
This contract is governed by Italian law.
Any dispute shall fall under the exclusive jurisdiction of the Court of Belluno.
11. Language
These Terms and Conditions are available in Italian, English and German.
In case of discrepancies, the Italian version shall prevail.
12. Acceptance
By confirming the booking, the guest declares to have read, understood and fully accepted these Terms and Conditions.
